This project represents my work as a junior spatial analyst within a real estate development consultancy. A comprehensive spatial analysis of the site in Neuelichterfelde was conducted in September 2025 for a potential development by a Scandinavian investor.

The analysis covered multiple thematic layers. Due to legal constraints, detailed information about the project and the client cannot be disclosed.

My Role:
• Development of a historical timeline of the site

• Collection and review of planning and zoning documentation

• Analysis of previous unrealized development proposals, including scale, design approaches, and reasons for failure

• Estimation of potential rental income based on location factors and benchmarking against comparable projects in Berlin and Brandenburg
